A signed lease alone doesn't satisfy Ajman DED. It must be authenticated through Tasdeeq, Ajman Municipality's attestation system, the same role Ejari plays in Dubai and Tawtheeq plays in Abu Dhabi. Commercial attestation runs roughly 5% of annual rent, plus a minimum fee. Budget it into your timeline.
Municipality ≠ DED. They're two separate bodies. DED licenses the company; the Municipality attests the lease.
Reserve the name early. Trade name reservation typically holds for a set period, so file it before finalising your lease.
Keep the Chamber fee in mind. Ajman Chamber of Commerce registration is mandatory and separate from the DED licence fee.

Commercial lease attestation through Ajman Municipality & Planning Department is charged at roughly 5% of the annual rent, with a minimum cleaning fee on top.
Tasdeeq is mandatory. Ajman DED will not finalise a licence against an unattested lease, regardless of licence type.
Plan the fee in early. Budget the roughly-5%-of-rent attestation fee alongside the rent itself, not as an afterthought.
Confirm visa quotas. The office-size-to-visa ratio should be confirmed for your specific activity before you commit to a lease.
